Complete Listing of River Activities
The Summer River: In summer, spring and fall, the Russian River is breathtakingly beautiful and gentle, with very little white water. The river is warm enough to swim May through September. There are many beaches, both public and private. The "developed" beaches (Johnson's Beach and Monte Rio Public Beach) offer amenities including kayak, canoe, paddleboat, inner tube, and shade umbrella rentals, as well as restroom facilities. The concession stands at these beaches offer a variety of victuals, from your standard fare to veggie burgers, and inexpensive beer. Johnson's Beach has a shallow lagoon that is perfect for the kids (available once the seasonal dams are installed in mid-June). Dogs are not allowed at Johnson's Beach, but there is a leash-free dog beach downstream of the Monte Rio Public Beach. There is also a state park beach in Forestville called Steelhead Beach, which has a launch area for small craft (gravel adjacent to rivers edge, 4WD recommended), a beach, picnic areas with grills, and a chemical toilet. Dogs are permitted here on leash and access is ADA-compliant.
The Winter River: During the winter rainy season, the River can be very swift, deep, and muddy, although this depends upon rainfall. Some years our beaches are accessible most of the winter, although they may be muddy some of the time. Some years they are inaccessible from December through March. And the river levels can vary wildly. In general, boating is not safe in the winter and boats will not be available November 1 through April 30. Most docks are removed in the fall and are not replaced until mid-June when seasonal dams raise the water level. Sometimes in the late spring/early summer, river levels may be so high that beaches are under water.

Summer Water Levels: River levels depend upon a complex integration of upstream dams at Lake Mendocino and Lake Sonoma, summer dams at Healdsburg and Guerneville, and tidal influences, especially Monte Rio and west. In drought years, the county water agency may reduce flows substantially in the summer. There is no way for us to know in advance when they might reduce flows, how much flows will be reduced, and what the consequent river levels will be in any particular location.

Alert 2009: Due to unusually low water levels in Mendocino Dam this year, we expect reduced flows into the Russian River in the months of July, August, and September. We have no way to know at this time how much the flows will be reduced or what the impact will be in any given area or at any particular home, but there will no doubt be some impact on swimming and boating in some locations. We ask everyone to conserve water as much as possible during your visit. We have no control over river levels and we do not give refunds because river levels are higher or lower than anticipated.

Safety: Our river water is clean and safe to swim in. The water is tested frequently to ensure its integrity. On the rare occasion when the water does not meet testing standards, the county will post a warning sign. Beaches tend to be gravel, with some sandy areas. We recommend that you wear water shoes, which can be purchased inexpensively at several stores on Main Street in Guerneville.

Privacy: Homes along the river are generally not as private as the homes along the creeks or in the forest, although there are exceptions. The river homes are rarely fenced and most will have some degree of road noise since River Road, running along the river, is the main artery for the area. We do have some river homes free of all road noise. If this is a major issue for you, please ask us.

Boating: Many of our riverfront homes include boats, and boat rentals are available in Guerneville, Monte Rio, and Duncans Mills. Homes that have boats generally have two adult and two child life vests; additional vests can be purchased at King's Sport & Tackle in Guerneville. Many homes with boats have seasonal docks (see below)

Docks: Docks are generally not available until Memorial Day weekend or later. Some homes are dependent upon the placement of the summer dams for their docks to be useable and the installation of the summer dams varies greatly from year to year. Because of the variance in river levels due to circumstances beyond our control (and sometimes even our notice at individual homes), the placement and useability of docks cannot be guaranteed.

Beaches: Homes with beach access will generally have a longer season for river access; at these homes kayaking is sometimes safe as early as mid-April. In general, we cannot guarantee boating will be possible or safe anytime other than mid-June through mid-September. Because of the variance in river levels due to circumstances beyond our control (and sometimes even our notice at individual homes), the size and existance of beaches cannot be guaranteed.

The "Private" Beach: A private river beach is a beach which cannot be accessed by land from any homes other than those we list, at least without trespassing. By federal law, river beaches are open to the public up to the "high water mark" if they are accessed by water. So a group of canoeists may pull up to "your" beach and enjoy a picnic. They are completely within their rights to do so. The same applies to Austin Creek, but not to the seasonal creeks.

Austin Creek: Many of our Cazadero homes front onto Austin Creek, a large all-year creek that feeds into the Russian River`. Unlike the river, Austin Creek is beautiful in the winter, a gushing, babbling flow of white water. While generally not safe for boating, the creek provides a wonderful aesthetic experience in the winter. Throughout the spring, after the rains cease, the creek level begins to drop. In a drought year, there may be places in mid to late summer and early fall, when the creek disappears under the gravel in some places and there may be sections where there are pools with little flowing surface water. This is all up to nature and we have no control over this nor any way to anticipate exactly what the creek levels will be in any given location.

Seasonal Creeks: Some of our homes are on seasonal creeks. This means that the creek runs strong and is quite beautiful in the rainy season, with diminishing flows into early summer. Generally by mid-summer, these creeks will be dry and will remain so until the rains begin again in the fall or winter.

  1. Vacation Beach Area: THE DACHA (sleeps 12) and LOTUS (sleeps 6) are next-door neighbors; 2/10 mile to GRAYSTONE (sleeps 6) and LUCKY BEND (sleeps 6), next-door neighbors, with RISING STAR (sleeps 12) a few doors east.

  2. Northwood Golf Club Area: NORTHWOOD BEACH HOUSE (sleeps 8) is 4/10 mile from REDWOOD LODGE (sleeps 8); TALL TREES (sleeps 6) is 3/10 mile further west.

  3. Central Monte Rio Just West of Downtown: SUNDANCING RIVER LODGE (sleeps 10) and MOONDANCE (sleeps 8) are three doors apart; RIVER QUEEN (sleeps 20) is less than 6/10 mile west.

  4. Monte Rio River Boulevard Area: ARTISAN HOUSE (sleeps 14) is one half mile west of GRANDMA'S HOUSE (sleeps 10), which is next door to JUJUBE (sleeps 2) and JUNEBUG (sleeps 4), which are on the same property. It's 1/10 mile further to HARMONY HOUSE (sleeps 6). Two doors further to TIR NA NOG (sleeps 10); three houses further yet to CASA DE SUENOS (sleeps 6), and three more houses to COMO ESTATE (sleeps 10). From Artisan House to Como Estate is 8/10 mile and all these houses are within that distance. Also, EYE CANDY (sleeps 4) is 2/10 mile west of ARTISAN HOUSE and one mile from COMO ESTATE.

  5. Monte Rio/Moscow Road: MALLARD MANOR (sleeps 4) and LOLLIPOP (sleeps 4) are next door neighbors.

  6. Guerneville Drake's Beach: NORTH STAR (sleeps 10) is a block-and-a-half from LUV SHACK (sleeps 2); BEACH RETREAT (sleeps 6) is the third house east from NORTH STAR; NORTHERN EXPOSURE (sleeps 12) is the third house further east. This is a very noise-sensitive area; absolutely no large congregations at one house (congregating down on the beach is fine) and no loud music at any time. Neighbors are intolerant of disturbances.

  7. Guerneville West of Downtown: GUERNEWOOD LANDING (sleeps 6) and JOHNNY'S LANDING (sleeps 4) are next door neighbors; BIRD CAGE (sleeps 5) and AVALON (sleeps 8), a few doors apart, are a short block west.

  8. Guerneville East of Downtown: PARADISE (sleeps 8) and TWIN PALMS (sleeps 7) are two doors apart.

  9. Cazadero/Austin Creek Road: INN KOHUTES (sleeps 6) is 4/10 mile from HERONWOOD (sleeps 4) down Austin Creek Road. LUCY'S LAIR (sleeps 4) is one mile further; EDGEWATER CABIN (sleeps 2) is one-quarter mile past Lucy's Lair. OTTER CREEK (sleeps 4) is 2/10 mile north of Edgewater Cabin.

  10. Cazadero/East Austin Creek Road: BLACKBERRY BLISS (sleeps 2) and CLOUD 9 (sleeps 2) are next door neighbors.

  11. Cazadero/Wildwood Lane: OAR HOUSE (sleeps 2) and WICKER HOUSE (sleeps 2) are across a private cul-de-sac from each other and share a garden patio.
Houses Close Together Rules:
  1. No items will be moved from one house to another.

  2. Guests moving between the two houses will respect the quiet of the neighborhood and refrain from loud noise and boisterous behavior on the street, particularly late at night.

  3. Guests will keep in mind at all times that there are neighbors who treasure the peace and tranquility of this serene locale, who also value access to their driveways, and who are quick to complain if our guests create problems on either account.

  4. Guests from two or more houses will not spend the bulk of their rental time at a house other than the house in which they are sleeping. Having people from one house spend most of their time at another house unfairly burdens that house, creates a risk of sewer or septic backup, and creates a risk of neighbor complaints.
